Good HVAC Local Services Ads management is a defined scope, not a login. Below is every line we handle, every line that stays with your shop, and a checklist you can hold any manager to, including us.

Update, October 2026 (checked Oct 16, 2026): HVAC is in the first phase of Google moving Local Services Ads into Google Ads as Performance Max campaigns with pay-per-lead goals, which began in August 2026 for select U.S. home and storefront service advertisers (Google Ads Help). Separately, a missed call during your Google Business Profile hours is billed when the caller stays on the line more than 20 seconds, voicemail included (Google, How leads work).
Local Services Ads charge per valid lead, not per click. Google sets the rules for what counts as a lead. A manager cannot change those rules, so the real job is making each paid lead more likely to turn into a booked, sold HVAC job.
That means management gets judged on sold jobs by job type, not on lead count. A month with fewer calls and more installs sold can be the better month.
| Area | What we do | What your shop does |
|---|---|---|
| Setup and Google Verified | Prepare and track the requirements for the Google Verified badge, which replaced Google Guaranteed, Google Screened and License Verified. The Money Back Guarantee that came with Google Guaranteed has been discontinued (Google, About Google Verified badge). | Supply licenses, insurance and ID for the owners and techs Google asks about. |
| Job types and service area | Turn on only the job types and towns you will actually run, and split residential and commercial where the categories allow. Google no longer credits leads for job types or areas you do not serve, so these settings are the real filter (Google, About automated lead credits). | Tell us which jobs you want more of, which you will not take, and where your trucks go. |
| Hours and phones | Keep your Google Business Profile hours and ad schedule matched to the hours someone actually answers. Google defines business hours as your profile hours, and missed calls in those hours that run past 20 seconds are billed. | Staff the line during those hours, or tell us when that changes. |
| Lead review and credits | Rate every lead in Google’s feedback survey and check charge status in billing. Google reassesses charged leads and credits low-quality ones automatically, in most cases within 30 days. | Mark what happened with each lead: booked, quoted, or no fit. |
| Booked job data | Send booked jobs straight back from your CRM (ServiceTitan, Housecall Pro and similar), so Local Services Ads and Google Ads optimize on real HVAC jobs, not raw calls. | Keep job status current in your field software and give us access to it. |
| Offer | Build and test a strong offer for each job type: repair, tune-up or maintenance agreement, and replacement. | Approve only offers your techs and office can honor. |
| Reporting | Report repairs, tune-ups and maintenance agreements, and installs or replacements as separate lines, each tied to booked jobs. | Review the report monthly and flag anything that does not match the schedule board. |
| Seasons and budget | Shift budget across those job types as the season turns, so spend follows the work you can book. | Tell us about capacity: crew count, install backlog, slow weeks. |
| Move to Google Ads | Handle the move into Performance Max with pay-per-lead goals and keep reporting continuous across it. Google says old LSA performance reports do not carry over, so we save them first. Details in our LSA to Performance Max migration guide. | Approve account access so the migration emails reach someone who acts on them. |
Want the math on what a lead is worth to you? Use our max cost per lead worksheet; it works the same for HVAC.
The caller is usually the homeowner, and the job is often urgent: no cool, no heat. The offer leads with speed and a clear price frame, and the report separates repair calls from replacement estimates.
The caller is often a facilities manager or property manager comparing vendors. The offer leads with response terms and service agreements, and the report tracks those jobs on their own line so they never blend into residential numbers.
If you run both, they get separate job types, offers and reporting lines where Google’s categories allow it.
Any “no” is a question worth asking before you sign.
Ostmen runs HVAC Local Services Ads and Google Ads accounts for residential and commercial shops. Two things drive the work: sending booked jobs back from the CRM so Google learns which leads pay, and leading every job type with a strong offer.
Every job type gets its own reporting line, and budget moves between them as the season turns. The same booked-job approach is what we used in another trade in our Class Roofing case study.
Local Services Ads is one channel. For how it fits with Search ads and the rest, see HVAC marketing, HVAC SEO, and our general Local Services Ads management page.
No. Google replaced it with a single Google Verified badge and ended the Money Back Guarantee that came with it. Verified shops kept their badge automatically.
Google reassesses charged leads and credits low-quality ones automatically, in most cases within 30 days. It no longer credits leads for job types or areas you do not serve, so tight settings matter more than ever.
Yes, if the call comes in during your Google Business Profile hours and the caller stays on more than 20 seconds, voicemail included. Answered calls are judged on the conversation instead.
HVAC is in the first phase, which began in August 2026 for select U.S. advertisers. Google emails the account admin 14 days before the move. See our migration guide.
